Audio /Video Quality:
As usual with MissaX's releases, there's a very cinematic style that sets her releases apart from the rest of the crowd very nicely. The audio is clear and well balanced and I didn't notice any background noises. The video is presented in anamorphic widescreen and looks very nice. There's very nice depth to the video with good softness and solid lighting. This is a very nicely presented release.

Watermark Warning:
I don't know of anyone who likes to see a watermark, but at the same time I don't blame any studio for trying to take some action to protect themselves from internet piracy. With a small and stable watermark, I can live with it even if I might not like it. Although MissaX's watermark is stable, it is anything but small. I think it's about a fifth of the screen tall and about the same wide, and at that size is does intrude on the action at times. If this watermark were about half its size it would be just fine, but as is it does interfere with the presentation of an otherwise great featurette.

The Movie:

Robby runs down the street before running up to a door and knocking in a panic. Lana answers the door and he tells Ms. Rhoades that five guys are chasing him and want to kill him and asks if he can use the phone to call the police. She comments on how he's really grown up since she last saw him and he sits on the couch to try to find his phone and realizes he must have dropped it. Lana wants to know why the guys are chasing him, and although he tries dodging the subject at first he finally confesses that he used to date the girlfriend of one of the guys and she started sharing intimate details of their sex life so now all the girls want to have sex with him. He doesn't get it because he's a one woman kind of guy and doesn't want a woman who just thinks he's a sex object. Lana lets him know that his story seems a little far fetched and that she needs proof, and Robby finally breaks out his cock. He lets her know that it gets bigger when he strokes it, and tells her that he's thought of showing her his cock since she's the most beautiful woman he's ever seen and asks for a little something in return. 406 Mulberry Rd is a release that I really want to like, but just has a few too many things that just didn't work for me. On the positive side of things, the story was fun, the pace was great, and Lana's striptease was fantastic. I also really like the cinematic style of MissaX's releases. The camera angles are often about sexiness rather than seeing how graphic things can be shown, and combined with the lower lighting and pace they really work together to make a very couples friendly and female friendly release. Unfortunately there's a few things that definitely didn't work for me. To start, Lana can barely act here. She's very stiff and as solid as she was with the tease and sex, she was downright wrong for the role. Robby doesn't do a bad job as the younger boy, but there's comments about Lana's daughter being his age and she doesn't look much older than the twenty or twenty-one she was when the scene was shot. If her role would have been played by somebody like Cherie DeVille, India Summer, or Alexis Fawx (who have shot plenty with MissaX), this would have been a whole different story. The other thing that really held the scene back for me was how fake badly the creampie was faked. I love a creampie finish and the intimacy of it, but this one was faked so badly that it was laughable and really ruined some of the ending for me. The fluid at least looked somewhat like cum, but I'm not sure an entire football team could have put out as much fluid as was running out in the scene here. 406 Mulberry Rd has some very nice things going for it, but unfortunately had as much holding it back for me. As always with MissaX (from what I've seen), her releases are worth checking out if you're interested, but don't go in with too high of hopes for this one.
